Real Asset Management has banked a 14 per cent capital gain offloading a small suburban Brisbane shopping centre after five years.<\/p>\n\n\n\n
The Hub Westlake, 21 kilometres south west of town, is trading for $11.46 million to a private investor.<\/p>\n\n\n\n
The Sydney based fund manager paid $10.075m.<\/p>\n\n\n\n
The off-market disposal \u2013 to a high net-worth Sydney private investor \u2013 was at book value, reflecting a six per cent yield.<\/p>\n\n\n\n
\u201cMetro convenience retail centres underpinned by long weighted average lease expiries and national covenants remain highly sought after by local and interstate private investors,\u201d Colliers\u2019 Harry Dever, who brokered the deal said.<\/p>\n\n\n\n
\u201cBuyers were attracted to \u2018the Hub\u2019 as it offered investors a diverse income stream which included 41.3 per cent, by area, healthcare uses including Amcal Pharmacy, Westside GP Superclinic and Westlake Dental,\u201d he added.<\/p>\n\n\n\n

Mr Lever said neighbourhood shopping centre transactions are down 52pc in comparison to last year.<\/p>\n\n\n\n
\u201cThe most resilient capital [is from] offshore groups and private investors unaffected by the high interest rate environment which was highlighted in this campaign at Westlake,\u201d he added.<\/p>\n\n\n\n
\u201cInvestors show a particular preference for assets with long-term leases and income growth potential through rental reversion and fixed rental reviews,\u201d according to the executive.<\/p>\n\n\n\n
\u201cInner city neighbourhood and convenience centres in close proximity to the CBD are highly sought after due to strong underlying land value resulting in lower yields\u201d.<\/p>\n\n\n\n
