{"id":28734,"date":"2024-05-09T01:31:00","date_gmt":"2024-05-09T01:31:00","guid":{"rendered":"https:\/\/ramgroup.com\/ram-buys-office-after-hospital-conversion-deal\/"},"modified":"2025-02-17T02:37:19","modified_gmt":"2025-02-17T02:37:19","slug":"ram-buys-office-after-hospital-conversion-deal","status":"publish","type":"post","link":"https:\/\/ramgroup.com\/zh-hans\/in-the-media-zh-hans\/ram-buys-office-after-hospital-conversion-deal\/","title":{"rendered":"RAM buys office after hospital conversion deal"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\">Real Asset Management has settled on a four-building Nundah property it agreed to purchase during the early stages of construction last year conditional on the asset being converted for healthcare use.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The Melbourne based fund manager outlaid $51.25 million for 20 Nellie Street.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Prior to settlement, it also secured a 25-year pre-commitment from iMH, a joint venture between Aurora and Medibank<strong>\u02bc<\/strong>s Amplar Health, to operate a 58 bed mental health facility in the c10,418 square metre complex.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">This component is set to open next year and be known as the Nundah Private Hospital.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Lumus Radiology, Lvy Dental and Lvy Medical have committed to parts of the balance as has a coffee shop and juice bar.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A gym, Fitness Cartel, opened in a tenancy just prior to RAM agreeing to purchase the asset from Smada Group.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">There are also 216 car parks, six handicap spots and 16 motorbike bays.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Nundah is seven kilometres north of Brisbane<strong>\u02bc<\/strong>s CBD.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Another change of plan Smada paid $4.62m for 20 Nellie St in 2021.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">At the time the 8523 sqm parcel, walking distance to Nundah trains station and Nundah Village shopping centre, was approved for 168 apartments.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Its redesign \u2013 for 5000 sqm of offices, a 954 sqm childcare centre, retail, the gym and a 185-bay basement car park \u2013 was approved in April, 2020.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Ray White Medical<strong>\u02bc<\/strong>s Franz Stapelberg, Chris Meyer, and Jess Meyer represented it for the sale.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The agents are also acting for RAM to lease the remaining tenancies in what is being branded a lifestyle hub.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Real Asset Management has settled on a four-building Nu [&hellip;]<\/p>\n","protected":false},"author":1,"featured_media":34175,"comment_status":"closed","ping_status":"open","sticky":false,"template":"","format":"standard","meta":{"_acf_changed":false,"footnotes":""},"categories":[8],"tags":[],"post-type":[],"class_list":["post-28734","post","type-post","status-publish","format-standard","has-post-thumbnail","hentry","category-in-the-media-zh-hans"],"acf":[],"yoast_head":"<!-- This site is optimized with the Yoast SEO plugin v27.8 -
