{"id":28675,"date":"2023-11-09T03:00:00","date_gmt":"2023-11-09T03:00:00","guid":{"rendered":"https:\/\/ramgroup.com\/ram-offloads-three-small-shopping-centres\/"},"modified":"2025-02-24T01:41:32","modified_gmt":"2025-02-24T01:41:32","slug":"ram-offloads-three-small-shopping-centres","status":"publish","type":"post","link":"https:\/\/ramgroup.com\/zh-hans\/in-the-media-zh-hans\/ram-offloads-three-small-shopping-centres\/","title":{"rendered":"RAM offloads three small shopping centres"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\">Real Asset Management has divested three small suburban Brisbane shopping centres at or above book value to separate private investors.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The deal includes&nbsp;<a href=\"https:\/\/ramgroup.com\/zh-hans\/updates-insights-zh-hans\/proof-of-essential-services-retail-propertys-resilience-ram-announces-sale-of-the-hub-westlake-for-11-46-million\/\" target=\"_blank\" rel=\"noreferrer noopener\">The Hub Westlake<\/a>, which we reported in September traded for $11.46 million.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Combined with two more malls \u2013 Windaroo Village and the Nightowl Convenience Centre, at North Lakes \u2013 the manager, which held the assets in the&nbsp;<a href=\"https:\/\/ramgroup.com\/investment-products\/ram-essential-services-property-fund\/\" target=\"_blank\" rel=\"noreferrer noopener\">Essential Services Property Fund (REP),<\/a>&nbsp;is reaping $32m.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cThe success of the transactions underscores the resilience of essential retail assets despite interest rate pressures and reflects the ability for RAM to continue with its capital recycling strategy in a challenging capital markets environment,\u201d executive director and head of Real Estate, Matthew Strotton, said.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cWe consistently make prudent and proactive portfolio and capital management decisions for REP,\u201d he added.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cThe ability to sell all three assets at attractive pricing in these market conditions underscores our capability,\u201d he added.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cRAM is\u2026prepared to move nimbly on growth opportunities as they emerge and is confident about the progression of its 2024 agenda which was flagged to REP\u2019s investors during recent roadshows,\u201d according to the executive.<\/p>\n\n\n\n<h2 class=\"wp-block-heading heading-bookmark\"><strong>The assets<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">About 16 kilometres south west of Brisbane\u2019s CBD, The Hub Westlake traded at a six per cent yield, considered low for the sector and reflecting the high proportion of essential service tenants including a dentist, GP clinic, pharmacy, swim school and pool equipment supplier.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The weighted average lease expiry is 8.3 years.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The buyer is Sydney based.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">RAM paid $10.075m in 2018.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Windaroo Village meanwhile, on the north east corner of Beaudesert-Beenleigh Road and Carl Heck Boulevard \u2013 with 1597 sqm including a small supermarket, surrounded by 95 car parks, cost the fund manager $6.5m \u2013 a 10.5pc return \u2013 eight years ago.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The Night Owl set it back a similar amount \u2013 $6.7m demonstrating a seven per cent yield \u2013 in January, 2017.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">On 4517 sqm at 1 College Street, at the north east intersection of Discovery Drive, it contains 10 specialty stores and 60 car parks.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Real Asset Management has divested three small suburban [&hellip;]<\/p>\n","protected":false},"author":1,"featured_media":34175,"comment_status":"closed","ping_status":"open","sticky":false,"template":"","format":"standard","meta":{"_acf_changed":false,"footnotes":""},"categories":[8],"tags":[],"post-type":[],"class_list":["post-28675","post","type-post","status-publish","format-standard","has-post-thumbnail","hentry","category-in-the-media-zh-hans"],"acf":[],"yoast_head":"<!-- This site is optimized with the Yoast SEO plugin v27.8 -
