{"id":28667,"date":"2022-11-04T00:54:00","date_gmt":"2022-11-04T00:54:00","guid":{"rendered":"https:\/\/ramgroup.com\/growthpoint-sells-333-ann-street-2\/"},"modified":"2022-11-04T00:54:00","modified_gmt":"2022-11-04T00:54:00","slug":"growthpoint-sells-333-ann-street-2","status":"publish","type":"post","link":"https:\/\/ramgroup.com\/zh-hans\/in-the-media-zh-hans\/growthpoint-sells-333-ann-street-2\/","title":{"rendered":"Growthpoint Sells 333 Ann Street"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\">Growthpoint has confirmed the exchange of contracts to sell its 100% freehold interest in&nbsp;<a href=\"https:\/\/ramgroup.com\/investment-offering\/ram-australia-diversified-property-fund\/#property-portfolio\" target=\"_blank\" rel=\"noreferrer noopener\">333 Ann Street, Brisbane, Queensland&nbsp;<\/a>for $141.1 million.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The property was acquired by&nbsp;<a href=\"https:\/\/ramgroup.com\/\" target=\"_blank\" rel=\"noreferrer noopener\">Real Asset Management<\/a>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The 2008-built tower provides 16,302 sqm of NLA and is leased to tenants including Federation University, Brighter Super and the federal government, offering a WALE of 3.7 years.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">CBRE\u2019s Bruce Baker and Peter Chapple brokered the transaction.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">RAM chief executive Scott Kelly said the fund manager had capitalised on a short \u201cwindow of opportunity\u201d before commercial property values rise again.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Growthpoint anticipates settlement to occur by the end of 2022, subject to FIRB approval being obtained.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Timothy Collyer, Managing Director of Growthpoint, said, \u201cOn careful consideration, Growthpoint has decided to divest 333 Ann Street, located in Brisbane CBD. The multi-tenanted property is fully leased, and at 30 September 2022 represented 3.6% of portfolio income and 2.6% of our portfolio by value, with a weighted average lease expiry of 3.7 years.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cGrowthpoint\u2019s directly owned office portfolio is focused on modern A-grade assets with high green credentials, located on the fringe of CBD or in metro locations, and predominantly leased to government, listed or large organisations. Divesting 333 Ann Street, the Group\u2019s only \u2018true\u2019 CBD asset, further focusses the Group\u2019s portfolio on these resilient and well performing markets.
