{"id":28352,"date":"2019-03-25T03:16:00","date_gmt":"2019-03-25T03:16:00","guid":{"rendered":"https:\/\/ramgroup.com\/ram-creates-new-income-stream-from-mall-solar-deal\/"},"modified":"2024-06-26T07:11:58","modified_gmt":"2024-06-26T07:11:58","slug":"ram-creates-new-income-stream-from-mall-solar-deal","status":"publish","type":"post","link":"https:\/\/ramgroup.com\/zh-hans\/in-the-media-zh-hans\/ram-creates-new-income-stream-from-mall-solar-deal\/","title":{"rendered":"RAM creates new income stream from mall solar deal"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\">The push by commercial landlords into renewable energy has gathered pace with fund manager Real Asset Management (RAM) leasing the rooftops of nine of its neighbourhood malls to renewable energy specialist Solar Bay.The deal with Solar Bay will generate a fresh income stream for RAM, whilst also lowering occupancy costs for current and future tenants.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">RAM owns 13 neighbourhood centres&nbsp;\u2013 11 of them within its $300 million unlisted retail fund&nbsp;\u2013 as well as a medical centre and office building on behalf of high-net-worth individuals and family offices in the Asia-Pacific.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Nine of them&nbsp;\u2013 Keppel Bay Plaza, Ballina Central, Yeronga Village, Coles Tanilba Bay, Mowbray Marketplace, Springfield Fair, The Hub Westlake, Miami Day Hospital, North Lakes and Coomera Square&nbsp;\u2013 will have their current energy network replaced with Solar Bay systems.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">RAM\u2019s head of real estate, Will Gray, said the long-term leasing deal with Solar Bay would generate&nbsp;income equivalent to adding an additional speciality tenant in each mall.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">He said the deal would primarily benefit smaller tenants in its malls that don\u2019t have access to the cheaper energy deals negotiated by Coles and Woolworths.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cOver time Coles and Woolworths will also dovetail into the solar platform,\u201dMr Gray said.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">He added that the transaction was also part of RAM\u2019s \u201ccontinuing drive to look for mechanisms to reduce the carbon footprint across our $420 million diversified real estate portfolio\u201d.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">\u2018Landlords can increase their income\u2019<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Solar Bay\u2019s deal with RAM was negotiated by Mark Stowe and Josh Bush of Colliers International.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cBy utilising the power of solar electricity, landlords can increase their income and are more attractive when it comes to retaining tenants,\u201d said Mr Bush.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Solar Bay\u2019s chief investment officer, Andrew Archibald, said on a portfolio basis the solar systems will provide over 40 per cent of the centre\u2019s total power consumption and have been future-proofed to allow for new technology such as electric vehicle charging stations.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The RAM deals follows many other commercial landlords across retail, office, industrial and rural&nbsp;investing in renewable energy infrastructure or striking leasing deal with providers like Solar Bay.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Last year, mall owner<a href=\"https:\/\/www.afr.com\/real-estate\/vicinity-lifts-solar-investment-past-75m-20180830-h14png\" target=\"_blank\" rel=\"noreferrer noopener\">&nbsp;Vicinity Centres kicked off a $50 million expansion of its solar energy roll-out<\/a>, creating the largest such commercial property program in the country.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Another retail landlord,&nbsp;SCA Property Group,&nbsp;<a href=\"https:\/\/www.afr.com\/real-estate\/sca-seizes-the-light-with-solar-deal-at-malls-20170605-gwkjmi\" target=\"_blank\" rel=\"noreferrer noopener\">struck a $4.33 million deal with ReNu Energy<\/a>&nbsp;in 2017 to install solar panels at four of its shopping centres.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Outside of the retail sector,&nbsp;ASX-listed Industria REIT, the&nbsp;owner of $692&nbsp;million of East Coast business parks and warehouses, said in February its&nbsp;<a href=\"https:\/\/www.afr.com\/real-estate\/commercial\/solar-investment-delivers-15-per-cent-return-for-industria-reit-20190219-h1bg5s\" target=\"_blank\" rel=\"noreferrer noopener\">investment in solar panels had delivered a 15 per cent return on costs<\/a>.
