{"id":28336,"date":"2017-04-04T01:53:00","date_gmt":"2017-04-04T01:53:00","guid":{"rendered":"https:\/\/ramgroup.com\/real-asset-management-takes-41m-broadway-plaza-in-punchbowl\/"},"modified":"2024-06-26T07:09:26","modified_gmt":"2024-06-26T07:09:26","slug":"real-asset-management-takes-41m-broadway-plaza-in-punchbowl","status":"publish","type":"post","link":"https:\/\/ramgroup.com\/zh-hans\/in-the-media-zh-hans\/real-asset-management-takes-41m-broadway-plaza-in-punchbowl\/","title":{"rendered":"Real Asset Management takes $41m Broadway Plaza in Punchbowl"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\">Sydney-based Real Asset Management has bought the Broadway Plaza at Punchbowl in Sydney\u2019s south-west for $41.2 million.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The shopping centre was completed in 2013 and was under the control of PPB Advisory through a receivership.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">With a fully leased income of $3.3 million, the deal represents a yield of about 8 per cent.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The mall is anchored by a full-line Woolworths supermarket and BWS on a 20-year lease. Also in the shopping centre are three mini-majors, 27 specialty shops and two ATMs. The total space comprises 8455 square metres.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Will Gray, head of real estate at RAM Group, said the acquisition was in line with the company\u2019s retail strategy along Australia\u2019s eastern seaboard.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cWe are delighted to have secured a recently developed shopping centre in the tightly held Sydney metropolitan area for our investors on attractive terms,\u201d he said.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cThe fundamentals for the centre looking forward are exciting and challenging, and we will certainly need an active and concentrated approach to execute on our strategic long-term plan to deliver maximum value to our investors.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">RAM has been an interested player in NSW in recent months, buying Alceon and partner CP Retail\u2019s&nbsp;<a href=\"http:\/\/www.afr.com\/real-estate\/real-asset-management-to-buy-alceon-centre-for-45m-20161004-gruaqb\" target=\"_blank\" rel=\"noreferrer noopener\">Ballina Central shopping centre on the NSW north coast for about $45 million in October last year.<\/a><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In July last year it snapped up the Keppel Bay Plaza in Yeppoon, on Queensland\u2019s central coast, for $28.1 million.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">RAM pools funds from Asian ultra high net worth foreign investors, currently worth $400 million.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">With debt, RAM is targeting $300 million investments in defensive non-discretionary backed retail centres. With the Broadway purchase, RAM has already achieved $150 million of that target.
