  • Australia wide focus, not defined by key metropolitan markets, more aligned to key catchment demographics
  • Anchored by a supermarket (Coles, Woolworths or IGA) or grocery based anchor tenant on a long term lease
  • High percentage of income derived from anchor tenants and non-discretionary based tenant covenants
  • Focused on non-discretionary and convenience retail spending
  • Non-capital expenditure intensive in the short-term
  • Assets with a lease expiry profile of greater than five years

  • Focused on Medical anchored assets which have at least 50% of income exposure to medical-related tenants
  • Investment into regions with complementary demographic profiles or in locations that will continue to attract older residents including major coastal and in-land towns
  • Occupancy greater than 90% (or with rental guarantees for 95%+ of income for a further 18 months)
  • Established high-performing assets located in major population nodes in proximity to key infrastructure and amenity
  • Secure year-on-year growth with tenants typically on leases with greater than five-year terms and annual fixed rent reviews
  • Greenfield or brownfield Medical anchored assets with development opportunities

RAM Australia Commercial Property Fund

  • Fund description

    High Income Australia Commerical Property assets. Focus on defensive CBD or CBD fringe office buildings that are well leased or underutilised.

  • Targeting CBD, CBD fringe or metropolitan commercial assets with strong and long-dated lease covenants
  • Target assets to have ‘next cycle’ value add potential
  • Targeting circa $150 million AUD in Gross Asset Value (can be increased in due course)
  • Per transaction $10-150 million AUD
  • Targeting 8-10% p.a. after fees including a reliable annual distribution
